Frequently Asked Questions
Answers to the questions owners ask most about working with Ferris Property Management.
Getting Started
What types of properties does FPM manage?
We manage residential rental properties in Greater Indianapolis, including single-family homes, condos and townhomes, and duplexes and smaller multifamily properties. If you aren’t sure whether your property is a fit, just ask.
Do I need a tenant before hiring FPM?
No. We can prepare, market and lease a vacant property, or take over the day-to-day management of a property that already has a tenant in place.
Can FPM help with only one service?
Yes. Lease Marketing, Tenant Screening and Full-Service Management can be selected individually or in combination, depending on what you need.
How much could my property rent for?
Request a Free Rental Analysis. We’ll review the information you send, then follow up to talk through your property’s rental potential and the right next steps. There’s no obligation.
Leasing & Tenant Screening
How are applicants screened?
Every applicant is screened using the same criteria before a lease is offered, in line with fair housing requirements. Screening looks at factors such as income, rental history and background.
Can I purchase screening alone?
Yes. Tenant Screening is available on its own for a flat $350 per property, one time, regardless of how many applicants are screened.
Is screening included with Full-Service?
Yes. Tenant screening is included with Full-Service Management.
Maintenance & Inspections
Who handles maintenance?
We do. FPM receives maintenance requests, coordinates vendors and keeps you informed. Routine repairs above $125 are approved by you before the work begins, and you remain responsible for repair and vendor costs.
Does FPM mark up vendor invoices?
No. We don’t add a markup to maintenance invoices.
How often are walkthroughs?
Periodic property walkthroughs generally happen around every six months, so you stay connected to the condition of your property.
Does FPM manage initial renovations?
No. We don’t coordinate or oversee make-ready renovations before a property is rented. We can recommend improvements and suggest contractors you may want to contact.
Rent & Owner Finances
What are the management fees?
Full-Service Management is a percentage of rent actually collected: 10% for 1–5 properties, 9% for 6–10 properties and 8% for 11 or more. See Pricing for every fee.
What if rent is not collected?
Our management fee is based on rent actually collected, with no monthly minimum. If you aren’t collecting rent, neither are we. We also follow up with tenants on late rent.
Can I view financial information online?
Yes. Owners have access to an online owner portal through Buildium for statements and property information. Owner distributions typically go out between the 10th and 12th of each month.
Renewals & Move-Outs
Is there a renewal fee?
No. We don’t charge a lease renewal fee.
What happens when a tenant moves out?
We handle the move-out process, the security deposit process and next steps for the property, including re-leasing it if that’s what you choose.
How are eviction-related matters handled?
FPM assists with tenant communications and the preliminary steps. Once formal eviction proceedings begin, they’re handled through an attorney and the legal process, and the landlord is responsible for those proceedings. FPM does not provide legal representation.
Working With FPM
Are there setup or other fees?
There’s no setup fee, no renewal fee and no maintenance markup, and no FPM fee solely because a tenant breaks a lease early. Extraordinary services outside standard management are billed at $100 per hour. Owners still pay applicable third-party repair and legal expenses.
Can I terminate the agreement?
Yes. An owner may end the management agreement early, and the owner cancellation fee is $250. Your management agreement spells out the full terms.
